I have a non-conforming shorefront lot, can I build on it?

Your non-conforming lot, ( Non-Conforming Lot of Record: A lot shown on a plan or deed recorded prior to the effective date of this ordinance or amendment which does not meet the area, frontage, width or depth requirements of the district in which it is located)    would need to have been created prior to the enactment of the Lovell Zoning Code. If this is the case, a building envelope drawing would need to be drawn showing that any structure to be built meets all the current setbacks, slope, and wastewater disposal.
